Certain land use and development proposals need only a Coastal Development Permit, which allows review and approval by the Community Development Director.
The Community Development Director conducts a public hearing and approves, conditionally approves, or denies a project based upon staff’s analysis and recommendation and public testimony received on the project. Going through the Director’s Hearing process assures that new development is consistent with the Zoning Ordinance, Subdivision Ordinance, long-range General Plan and Local Coastal Plan, State laws and other public policies that advance the interests of our community.
Director’s Hearings are held only as needed, on Wednesdays at 4:30 pm remotely on Zoom. Agenda's have detail and the link to the meetings.
